Land categories: what you need to pay attention when buying a land plot

Ecology of major cities today leaves much to be desired - there is no special need to argue about this, and it's pointless. And most city dwellers understand this perfectly, and therefore they are eager to buy a dacha with all their strength or, in general, move to a permanent residence outside the city, to clean air, closer to the pristine nature and away from the noisy bustle of the metropolis. Not everyone can afford to buy a cottage or a ready cottage outside the city. However, there is still a way out of the situation - today there is a real opportunity to purchase a land plot, on which, as far as possible and capable, one can build your own dacha or suburban housing.

It is for this reason that the issue affecting individual housing construction requires a very scrupulous study and competent approach. The majority of potential future builders do not know on what land it is possible to build a house, and on what - it is impossible. And unscrupulous sellers, with pleasure using the inexperience of the buyer, sell the latter sites where a priori there is no possibility of constructing not only an apartment house, but also any building in general. Therefore, after making a decision to purchase a land allotment, we must still try to get acquainted with at least the main theses of the law regulating the postulates of individual housing construction.

In accordance with the provisions of the Land Code of Russia, agricultural allotments are subdivided into species (according to their intended purpose), which are classified as land categories. There are seven main categories. The first is the land of agricultural significance. By the second - the area of settlements (they are also called the territories of settlements). The third category includes industrial and other lands designated for special use. The fourth is the areas to be protected due to their special value. The fifth category of land includes allotments of the so-called forest fund, to the sixth - the water fund. The seventh category includes the agrarian holdings of the reserve that are in municipal or state ownership.

And not all listed categories of land are suitable for the construction of residential buildings or ancillary premises on them. For this type of activity only areas of settlements and agricultural lands are intended.

To date, the most attractive for purchase is agrarian agricultural land. It is quite difficult (and expensive) to buy a site for construction located on the territory of towns and cities. But for such a popular at the moment suburban construction without problems you can buy a plot of land. However, in this issue there is one "but". Not all agricultural categories of land are suitable for housing construction, but only those that have the status of plots provided for country dwellings, as well as for personal subsidiary farming or for gardening and gardening.

In all other cases, the procedure for transferring agricultural land to another category is required, which provides for the possibility of erecting a residential or other structure on the plot.

The land today is an expensive and liquid commodity. Agrarian sites are valuable not only because they provide an opportunity to build a holiday home or a cottage, but also because they are a very profitable way of investing free funds. In addition, sale-purchase of land is considered a very, very profitable business. And not every seller is an embodiment of honesty and decency. Therefore, it is possible to sell to a developer who is not knowledgeable in the legal framework of the transaction, to build his own house intentionally, to put on land that does not correspond to a specific purpose.

To avoid in the future not only the multiple troubles that will inevitably arise in the construction of a house on the ground, which is not intended for these purposes, but also the loss of a considerable amount of money, one must remember that categories of land plots are of paramount importance. It is for this reason that before the conclusion of the contract it is necessary to thoroughly check all the necessary documents. And it is even better to carry out the transaction with the participation of a qualified specialist.
