Direct management of an apartment building is one of the forms of management defined by the housing code. In this case tenants of high-rise buildings independently conclude contracts with organizations for services of hot and cold water supply, water disposal, gas, electricity and heat supply. They are also responsible for the repair and maintenance of the property at home.

In accordance with the housing code, you can choose one of three possible options for running a "farm": direct management of an apartment building, delegation of authority to a management company or board of HOAs or HBCs. All decisions regarding the maintenance and repair of the house are taken collectively at the general meeting.

This form of management has its disadvantages and advantages. The pluses include reducing the cost of maintaining the HOA and the management company. But at the same time there is one big drawback - the lack of initiative and qualified tenants of apartment buildings. To manage common property, there is no need to create a HOA. Nevertheless, in some cases, a direct way of managing the house is in the presence of the above-mentioned partnership. In this situation, the interests of tenants in court are upheld by the HOA structure. The current questions on the payment for services, repair and maintenance of the house are the chairman.

Features of direct home management

The considered form of management is preferable when tenants of the house are practically unfamiliar with each other, they are not solvent enough and do not trust outside organizations. That is, they choose direct management of the apartment building in order to reduce the cost of housing. But this form still requires the registration of a legal entity and the opening of an appropriate account, which will accumulate funds for large-scale single-house expenses, overhaul and so on.

In the event that tenants do not solve the issues of servicing their house on their own, the city administration decides to appoint one or another organization for management. That is, direct management of the apartment building is purely nominal. Basically, the lack of competition in the choice of a company for the management of the economy leads to the fact that she, taking the payment for the maintenance of housing, ignores her duties. And as a result, such houses require repair both inside and out.

Direct management is the option that is best used during the transition and creation of HOAs. Preferably, choosing this form, not only limited to privatization of apartments, but to privatize the house as a whole. Also, one should grow their own cadres to manage the house and look for qualified suppliers to repair and maintain the building.
