The layout of the Khrushchev: typical differences, features and options for redevelopment

The Khrushchevs are five-storey buildings with brick or tiled walls. The construction begins in the 60s of the 20th century, when the goal was to create the maximum number of residential buildings in a minimum period, which is why the Khrushchevs are characterized by low comfort in housing. The layout of the Khrushchev has many varieties, depending on the area and location of the apartment.

The main characteristics of the Khrushchev

Khrushchev initially belonged to the type of temporary housing with an operational period of up to 25 years. The unbearable type of buildings had a residential norm of up to 50 years. However, after a while it was decided that the Khrushchev could be used for up to 150 years, provided that the terms of the capital repairs were observed. The layout of the Khrushchev has its own characteristics, among which:

  • Combined bathrooms;
  • Availability of communicating rooms;
  • Small area;
  • Low ceilings;
  • Poor heat and sound insulation caused by insufficient wall thickness.

The height of the ceiling in the Khrushchevs hardly reaches 2.5 m, in block- type houses this figure may increase to 2.7 m. There are no elevators in 4- or 5-storey buildings, which does not improve the comfort of living conditions.

The area of apartments

Planning Khrushchev largely depends on the area of housing:

  • The total area of one-room apartments varies from 31 to 33 m 2 ;
  • Two -room - 30-46 m 2 ;
  • Three-room - 55-58 m 2 .

Analyzing the area of each individual room, you can get the following figures:

  • The area of the living room in Khrushchev varies from 14 m 2 ;
  • Bedrooms have an area of 8 m 2 ;
  • Children - from 6 m 2 ;
  • Kitchens - from 4,5 m 2 .

Despite the fact that in many cities because of the condition of such structures have already been identified for demolition, major repairs can significantly extend the life of Soviet Khrushchev.

Arrangement of a small Khrushchev

Planning Khrushchev, 2 rooms which need to be made cozy and functional, require a responsible approach to the design issue. The most difficult in the design is a one-bedroom apartment, its small area does not provide an opportunity to equip each member of the family with a place for privacy.

Therefore, in order to equip a bedroom, a drawing room, a nursery and an office in one room, one must try hard. To help the owners come transforming furniture, which can perform several functions at once. The main thing is that when choosing to give preference to high-quality goods, which can for a long time undergo active operation, while maintaining a good appearance.

The layout of the 3-room Khrushchev

In the three-room Khrushchev in one of the rooms there is a pantry. Optimal use of this room to arrange a full bedroom with its own dressing room. This solution will help to cope with the problem of storing things in the apartment, unload the room and create an organized space.

The second room, as a rule, is made out under a drawing room. In it you can receive guests, leave them overnight. The third room is a nursery. If the family has many children, the living room can also be designed very functionally, providing not only a children's playground, but also a common area, for example, for viewing the TV by the whole family.

With the right approach, you can make a cozy and functional apartment, even from the smallest Khrushchev. The layout of the apartments allows you to experiment with the placement of furniture and functional areas. The optimal option for creating a comfortable apartment (especially for one-room Khrushchev) is the acquisition of a quality design project, in which every step is thought through to the smallest detail.
