A realtor - what kind of profession? The subtleties of the realtor profession

People who participate in real estate transactions often have a question: "Who is a realtor?" This is a specialist who provides intermediary services in this area (buying, renting, selling). He reduces buyers and sellers to make deals, and then receives a fee for his services as a percentage of the total amount. Now realtor for real estate is a very popular profession, especially since almost any person who has not even received an education can master it. But only a few can succeed in this endeavor.

Who is a realtor?

This word came to us from the English language and translated as "real estate agent." For our country the specialty "realtor" is quite young, as it officially appeared only at the end of the 20th century. Well, unofficially, of course, much earlier. In Russia, since 1907, a newspaper entitled "Collection of Proposals and Demand" was published where data on real estate was presented. In the Soviet period, the analogy of modern agencies was the "Bureau for the exchange of housing", which carried out intermediary services for hiring, renting and renting housing.

In the US, the history of the realtor realtor specialty has been more than eighty years old. But not everyone has the right to call himself so. This can only do realtors registered in the National Association. In addition, the very term "realtor" is a trademark and is written in all dictionaries with a capital letter.

Specialization and responsibilities

At the moment the realtor is a profession, divided into a number of narrow specializations. The main areas: commercial real estate, secondary market, new buildings, houses and land. But the professional duties are similar for almost all specializations:

  • Search for clients and real estate.
  • Escort and registration of transactions.
  • Advertising and promotion of objects.
  • Display of objects.
  • Consultations of clients.

Personal qualities of realtor. Ability and desire to communicate with customers

It is difficult to calculate how many agents a person meets during the year. Sometimes it's hundreds, and sometimes thousands. And each of them has a life - troubles and successes, problems and joys. Therefore, the main quality of a good realtor - the ability to contact people of different nature and social status. Well, no less important is the ability to convince them. After all, the most important thing in the work of an agent is not so much the selection of a suitable option (although this is important), but the ability to convince the client that the proposed facility is the best one on the whole market.

Desire to help clients

Behind every deal are certain human problems. A good agent is like a teacher and a doctor in one "bottle". It is difficult to imagine a good teacher without love for children and patience. Or a doctor who diagnoses without asking the patient. The same applies to the realtor. If he did not understand the specific situation, did not find out about the reasons for the sale of real estate, then how can he help?

All real estate is a piece of goods, and the same objects, just like the same people, simply does not happen. And in the transaction involved at least three - the agent, the seller and the buyer. Also, the last two can have relatives, friends and other "experts" whose opinion can influence the outcome of the transaction. And more realtor for real estate should consider and keep in mind more than 100 ethical, aesthetic, technical, legal and financial factors, instantly reacting to any changes. Naturally, without patience and love is indispensable here.

A responsibility

Most people believe that tomorrow the wizard will appear and immediately make them rich, happy and healthy. It's clear that this will not happen, because everyone creates his own destiny. To be responsible means to take responsibility for all events taking place in life. Of course, blaming others is easier. But remember: only you are responsible for your own actions both in work and in life. And solely because of your decisions, everything will only get worse or better.

Ability to be an entrepreneur

This word is formed from the verb "to take". There are no natural plumbers, accountants, lawyers or doctors, as well as born estate agents. To succeed, you need to master technical, personal and business skills. Their acquisition is a never-ending process, changing as new ways of doing business and getting up-to-date information develop.

If you think that you will sit quietly in a warm office and fight off a crowd of grateful customers, then we hasten to disappoint you. In the comfort zone, money is not found. It will be necessary to regularly go out into people and with the help of creative, non-standard methods to attract interested customers to your service. In most cases, you will constantly have to make money from virtually nothing. But behind all this will be the main thing - qualified help to the client.

Pros of the profession

The most important plus specialty "realtor" - is accessibility. Anyone can absolutely become a professional with the ability to improve and desire to achieve success. At the same time, neither gender, age, nor social status of the applicant for this position is important.

Great prospects this profession promises those who are planning to open their own business. A private realtor or an agent registering his company is limited to minimum capital investments. But you can succeed only in the case of daily and hard work.

The undoubted advantages of the specialty:

  • Communication with people of different status.
  • Flexible schedule.
  • High incomes.

The last advantage is worth mentioning separately. In terms of income, the profession of realtor is one of the most promising. In some cases, the award amount can reach several thousand dollars. The average salary of a specialist in Russia is about 50 thousand rubles. And the best realtor in a certain sphere receives at least 100 thousand.

The minuses of the profession

Surely you've heard the proverb "The wolf's legs are fed". It is quite applicable to the profession of realtor. Hence, the main shortcomings also come up:

  • Irregular working hours. The agent should always adjust to the client and schedule appointments at a convenient time for him. And it can be very early in the morning, and quite late at night. Well, if necessary, you will have to work on weekends and holidays.
  • Dependence of wages on performance. Few of the agents receive a salary. Most receive only a percentage of the transaction. Therefore, the revenues will depend directly on how much the agent "runs in". The one who is well motivated, spends his working day out of the office. Real professionals are always busy with something: they show the object, they meet with customers or work with the database.

I must say that society is very ambivalent about such a profession as a realtor. Most people's opinions are rather negative. This attitude has arisen for a reason. Surely in the news you have repeatedly heard such a term as black realtors. Communication with them can lead to loss of real estate, and in the worst case - to loss of life. Therefore, real experts make great efforts to earn the trust of customers and "whiten" the profession in the eyes of society.

Where can I learn?

A realtor is a profession that is not taught in any university in the country. You will either be taught everything at work or sent to courses organized by real estate agencies and personnel companies. Well, after their graduation, you can safely apply the knowledge gained in practice and gain experience.
