Secondary housing market: the pros and cons

Acquisition of real estate for most people is a whole life event that requires some preparation and some knowledge. Having collected the necessary amount of money, the potential owner begins to speculate about what kind of housing he wants to purchase for his "blood"? What to give preference: the investment is a medium, in a newly constructed building with a long-term prospect of getting an apartment of a new layout? And can you go to the secondary housing market, where you can get the coveted "meters" today?

The solution of this issue depends on the purpose of buying property and investment. For example, if the issue of housing does not cost globally, then you can consider investing in a new house under construction. And if an apartment is necessary for you today, a more reliable option will be to invest money in the secondary market. What are the pros and cons of second homes?

Benefits

- Relatively low price. Naturally, "Khrushchev" will be inferior in price to housing in a new building.
- Location. In many cities, the secondary housing market occupies a large niche, so it is always possible to choose the option in the area of interest to you and the house.
- Repair. When you buy such a warrior in it, you can immediately make repairs, if necessary. There is no risk that shrinkage of the house will occur, as in a new building. Or you can move to an apartment in the condition in which it was purchased - repair can wait.
- Mortgage. To borrow a loan for the secondary market is much easier.
- Neighbors. There is an opportunity to get acquainted with those who will have to face in the future and communicate every day.
- Expansion. Some buyers specifically opt for "Khrushchevs" and buy several apartments on one or two neighboring floors, on one riser, thus killing two birds with one stone. At the same time they have a footage not less than in a new house, and maybe even more. And they can also choose the house that best meets their requirements for location.

Despite all the above advantages of the apartment, the secondary market has negative aspects.

disadvantages

• Metering. A small area is one of the main disadvantages of secondary market apartments. And if the three-room "Khrushchev" can be rescheduled, then with a one-room or two-bedroom apartment, everything is more complicated. Small kitchen quite often becomes a decisive factor, which plays not in favor of buying such a home.
• Layout. Adjacent and adjacent-separate rooms are inconvenient for living a large family with opposite-sex children. This arrangement does not imply intimacy and autonomy, observance of personal space, which is so necessary for children and parents.
• Communication. It is impossible to influence the communication of the whole house, and they, as a rule, need to be replaced.

Leaving the best wiring. It often burns out, can not withstand the stresses, which sometimes leads to unpleasant consequences. And this is not surprising, because initially it is designed to use two or three electrical appliances: TV, refrigerator and iron. Given all the features, it is worthwhile to think carefully - what to choose: a secondary market or a new building?
