Low-rise construction: SNIP, projects and technologies

To date, various technologies aimed at the rapid erection of frame houses, are the basis for the construction of low-rise buildings of cottage type, accommodation in which is characterized by increased comfort. Speech on such technologies, as well as on standards for the construction of small houses, will be discussed in this article.

Technology of low-rise construction

The modern construction industry in Russia uses a number of unique technologies for erecting low-rise buildings. Among them we can distinguish:

  • Wooden and metal frame house construction;
  • Multilayer structures, so-called "sandwich" structures;
  • Ordinary brick construction;
  • Use of foam concrete or aerated concrete blocks;
  • Erection of structures with non-removable formwork;
  • Construction of stone.

Using the most modern technologies, as well as high-quality building materials, at the initial stage of construction the maximum level of heat-saving, strength and durability of finished structures is achieved.

Thanks to the pre-planned location of future rooms and various auxiliary rooms, it is possible to carry out installation work on laying communication routes with much greater efficiency.

Canadian technology - the standard of low-rise construction

Often, the construction of low-rise buildings is carried out on the basis of Canadian technology. Their essence lies in the use of special SIP-panels. Thanks to such material, it is possible to achieve a lower level of the cost price of a finished building. And this is achieved due to the low material intensity.

SIP panels have a number of significant advantages compared to brick or concrete. So, for example, the thermal insulation properties of such panels are 8 times higher than the characteristics of concrete and brick walls. Therefore, in order to heat a room that has walls from SIP panels, it will take much less financial investment.

Brick - material for ages

Despite the fact that the brick refers to a rather expensive building material, the popularity and demand for it from this does not diminish. And this is due primarily to the fact that a brick house is a building for ages.

In addition, you can also highlight such advantages of brick as:

  • The possibility of applying a different style solution in the construction of a brick low-rise building, which allows you to create real masterpieces of architecture;
  • Because in the production of bricks only natural clay is used, it can rightly be called an environmentally friendly material;
  • The ability of the brick to "breathe" or, in other words, the excellent flow of air makes it possible to create a climate favorable for living a microclimate ;
  • High noise insulation, resistance to fire and various negative reactions of the environment in the form of rain, hurricane, snow, and also the ability to store heat;
  • The harmful effects of various pests, fungus, mold, microorganisms, brick is absolutely not terrible.

Aerated concrete - aesthetics and reliability

Modern low-rise housing construction widely uses aerated concrete or artificial stone. Answering all modern standards and requirements, this material allows you to combine the aesthetics of such a construction with the most important conditions of comfortable living. In other words, houses made of aerated concrete are frost-resistant, having excellent heat and sound insulation.

The ergonomics of the cottages built from the mentioned material allows to significantly reduce the financial costs of heating.

The relatively small weight of aerated concrete blocks facilitates the process of erecting a residential structure without the use of additional heavy lifting equipment, and also allows to take absolutely any type of foundation.

Construction of low-rise house from a bar

Along with the use of ordinary beams, in recent years, preference has increasingly been given to the bar profiled. Its essential difference lies in the very design, which has special grooves and spikes.

Among the main advantages of a profiled beam, in comparison with the ordinary, one can distinguish the following:

  • Thanks to the production technology itself, which implies the use of a planing machine, at least one of the sides of this product will have an ideally smooth and smooth surface;
  • Thanks to the design of the groove-spike, the formation of gaps is reduced to a minimum.

Technology of low-rise monolithic houses

As a rule, modern monolithic houses have a unique design of non-removable formwork. Among the undeniable advantages of such buildings can be identified:

  • High level of heat and sound insulation;
  • No need to use heavy special equipment;
  • The ability to use absolutely any type of foundation, thanks to a fairly small weight of the structure;
  • Longevity (tested by many years of practice).

The role of stone in building a house

The most accessible building material is still a stone. The rich diversity of the color palette of rocks, species, textures allows you to embody the most incredible ideas and fantasies in building a house. Along with this, this building material is characterized by a sufficiently high level of strength, reliability and durability.

In addition, it is possible to distinguish the unique compatibility of stone with other building materials.

Low-rise construction: projects of modern buildings

The branch of construction design of low-rise buildings is classified in several directions.

1. Summer houses.

A holiday home is an object located on a specially allocated for this purpose land in an array of any gardening. An essential feature of the country house, which distinguishes it, for example, from the cottage, is the destination area, designed for periodic living. In order to build a holiday home, no special concerted measures will be required. However, the very construction of the house is subject to a number of restrictions within the law. Therefore, before proceeding to the immediate stage of construction, a reconciliation with the current legislation should be carried out.

2. Individual residential buildings.

According to the modern urban development code in force in the territory of the Russian Federation, an individual residential building is a house that has no more than three floors and is intended for the residence of only one family. Such low-rise construction is located, as a rule, on the territory of "land of settlements". These houses provide for the possibility of registration. Before the construction of IZhS without fail it is necessary to obtain a permit issued by the Department of Architecture. Modern construction companies mainly offer their clients a list of standard IZHS projects, which you can familiarize with, and also make a choice, directly from the developer.

3. Townhouse.

The townhouse is a low-rise residential building, which has the design of multi-level apartments. Each apartment has its own entrance, isolated from the rest. Fashion for low-rise construction of townhouses came to us from Europe, where this industry has flourished quite a long time and successfully. Such a significant demand for this type of housing, which has been taking shape recently, is not at all random. After all, for a sum equivalent to, say, a two-room apartment, the buyer gets a living area of almost 2 times more, and in addition to this a small plot of land, approximately 1-2 hundred. The entire list of design documentation for the construction of the townhouse is similar to the IZhS.

4. The project of a low-rise apartment building.

Such buildings are similar to standard apartment buildings, with the only difference that the number of floors does not exceed four. A constructive feature of such buildings is available to choose from. It can be either monolithic technology, or brick or wireframe.

Compliance with construction technology - the guarantee of obtaining a quality result

The construction of low-rise buildings implies the compulsory observance of a huge number of rules and standards, in other words the so-called SNIP. Low-rise construction with observance of certain frameworks of technical norms will give an opportunity to receive not only a beautiful, but also a cozy and safe house, capable of providing the most comfortable accommodation for all family members.

And constantly changing technologies are able to give the home a brightness, individuality and dynamism.
