LCD "Slavyanka-Skolkovo" ("Western Gate of the Capital"): the course of construction

In Moscow, modern, most comfortable housing buildings are being built and put into operation every year. LCD "Slavyanka" was to become one of them, and became the leader among the capital long-term construction. It began to be built in 2002. The developer promised the interest holders not only spacious apartments, but also a rich infrastructure, including kindergarten, school, playgrounds. Over the past 15 years, children have grown up, and their parents have never received the treasured keys. The notorious project is now called LCD "Western Gate of the Capital". The current developer is actively undertaking to make up for lost time and plans to hand over the object by early next year. The construction was revived again, and the hopes for the co-investors returned. Location

For the construction of LCD "Slavyanka" ("Western Gate of the capital"), a place was chosen in Odintsovo district, in the village of Novoivanovsky, near the settlement of Marfino, 550 meters from the Moscow Ring Road. Literally 1000 meters from the LCD passes Skolkovskoe highway, and 350 meters - Mozhaiskoe highway. There is a bus stop, which stops 17 city and suburban routes. In addition, just 950 meters from the LCD there is a railway station called "Nemchinovka", which is followed by trains from Belorussky railway station. Thus, the transport accessibility of this complex is very good, convenient for car enthusiasts, and for those who plan to use public transport.

Ecology

Marfino, where the complex "Western Gate of the Capital" is being built, was recognized as a prosperous region by the results of environmental experts' examination. There are no industrial enterprises and thermal power stations nearby, a very low background radiation, a good wind rose. However, parks or other natural objects within a radius of 2000 meters from the complex is also not available. But in 600 meters there is the Marfin cemetery and a sewage treatment plant. According to interest holders, in the area of the building LCD there is a gaseous air from a large flow of cars following along the neighboring streets and Mozhayskoye highway, but this figure is much better than in the central districts of Moscow. Based on the foregoing, the environmental situation surrounding the housing complex can be called provisionally favorable.

Infrastructure

Initially, the general plan provided that LCD "Slavyanka" will become a mini-town with a multifunctional infrastructure. Under the construction was allocated an area of 20 hectares, at which the developer was going to build 5 buildings in 10-25 floors, build a school, parking, landscaped territory, plant trees, break flower beds, build playgrounds. All buildings were planned multi-section. On their first floors, it was planned to open a children's club, retail outlets, pharmacies, a library, a computer club, dry cleaning, a bank, a post office, a cafe.

In addition to the rich infrastructure of the complex "Western Gate of the Capital", there are many social facilities in the vicinity of the village of Marfino. So, just 200 meters from the complex there is a hypermarket "Auchan", and next to it there is a bus stop. In 100 meters from the "Auchan" is a multi-cinema "Formula Cinema". Within a radius of 1500 meters from the complex there are schools, TVC, sports club, gymnasium, about a dozen shops.

Building Technologies

LCD "Western Gate of the capital" is erected in a monolithic way with mandatory warming of external walls and glazing of loggias and balconies. All buildings are built in a single design, based on the rigor of the forms, the consistency of even lines and corners. The buildings are arranged so as to form two spacious courtyards, closed from the noise of nearby streets. The developer planned to protect the territory and establish a post of protection. Entrance groups in the buildings should be light and spacious, with two elevators, with a space for strollers and a concierge room.

The facades in the complex are ventilated, entrances to the entrances are equipped with intercoms.

Apartment planning

The complex "Western Gate of the Capital" is planned apartments of the following categories:

Stages of construction

For the last 15 years, the Western Gate of the Capital has been built. Defrauded co-investors appealed to the court, city authorities convened commissions, passed resolutions, and journalists made special issues of telecasts dedicated to this record long-term construction. Initially, back in 2002, this LCD began to build the company SWR ("Union Revival Corporation"), and the co-investor was "Social Initiative and Co.", but in 2004 the latter broke the contract and left the project.

At this stage, somehow the construction of the 1st building continued, the rest were frozen. In 2007, after the next meeting of the commission from the Ministry of Construction of Moscow, NBM was attracted to the construction of the LCD. As a result, the first complex was completed, but the commission did not accept it, since the developer did not install elevators in it, did not connect utility networks (water, heating).

NBM continued to fight for LCD in 2014. And, finally, put in commission the long-suffering first complex, interest holders got the keys.

The new developer could not do anything else, and in 2016, the "Western Gates of the Capital" authorities of Moscow entrusted the group of companies "PIC", famous for the fact that it never abandons the projects started.

The progress of construction in 2017

The new developer first carried out a number of evaluation activities and issued a verdict that at the beginning of 2017 the second building was ready for 70% in the LC, 50% for the third one and 35% for the fourth one. 50% of the infrastructure is ready for kindergartens and 70% of one of the parking lots. At the moment, construction work is resumed. In the second building, external walls are being lined, piping of communications, internal works. In the third case, there are also shifts. Here, the building is completed, and on the lower floors the walls are tiled in parallel. The company "PIC" promises to hand over these two buildings in early 2018.

The fate of the fourth building has not yet been decided. There is a proposal to demolish it to make room for the construction of the fifth building.

Prices and availability

At the beginning of the project, the LCD "Western Gate of the Capital" cost 1 sq. M. Here was from 85 000 rubles. Deals were made after the conclusion of the DDU. To date, the sale of apartments from the developer of the company "PIC" has not yet been renewed, but interest holders are encouraged to renew the DDU, for which it is first necessary to terminate the contract with the previous developer or obtain from the Ministry of Internal Affairs a certificate certifying that the shareholder was recognized as injured in case No. 88256. Such a scheme Causes people a number of fears that they will lose both money and housing.

Even more worrying is the trial that began in February on the lawsuit filed by Soyuz Vozrozhdeniye against PIK, which allegedly violated the laws and arbitrarily seized the land leased from the "SV", on which the ill-fated complex was being built. Therefore, the decision of his further fate again hung in the air.

In view of the fact that the complex has become a record long-term construction, the opinions of both equity holders and potential investors about it are far from enthusiastic. This project has many advantages, among which:

  • A wonderful location (MKAD near, around a lot of shops, schools, sports clubs);
  • Excellent transport accessibility;
  • Very successful layout of apartments.
  • Rich infrastructure.

It is very unfortunate that the insolvency and unfairness of developers negates all these advantages.
